Mahogany is a lakeside traditional neighborhood development in central Texas located on the north shore of Lake Travis just outside of the city limits of Austin. I led a team of designers who worked with Equilibrium Resorts to plan this new urban community in the area known as the “gateway to the Texas Hill Country”. The international design team brought an Italianate sensibility to the planning, taking ques from century-old organic, walk-able Italian towns.

This Orleans is just off the Town Square in Rosemary Beach next to the Town Hall.  This mixed-use building will feature a first floor restaurant and rooftop bar as well as retail space on the first floor.  The second and third floors are residential units along with a 4th floor penthouse unit.  Each unit will have large terraces and balconies looking out to the Gulf of Mexico.  The rooftop bar will no doubt be the place to be to watch the sunsets.

Both the main house and carriage house have expansive views of the Gulf of Mexico from south facing porches.  The master bedroom takes up the entire third floor with french doors that open to balconies facing both west and south.  Cedar shingles shape the curved upper balcony walls as well as creating the curved bracketed roof over the carriage house doors.

This Gulf front home takes full advantage of its location with an elevated pool and terrace directly off the second floor living area allowing views from the pool over the beach dune.  While views to the south take in the Gulf, equally impressive views to the northwest look over Alys Beach and the white roofed Bermudan influenced architecture.  The house will also have an entry zaguan and a 2nd floor library  to create a welcoming entry.

Rosemary Beach is a Traditional Neighborhood Development whose architectural vision has its roots in Dutch Caribbean architecture. Located on northwest Florida’s gulf coast, at the eastern end of Scenic Route 30A, this home embraces Rosemary’s beauty with timber beams, bracketed porches, smooth stucco walls and native landscape.

Asked their favorite retreat, Texans consistently rank Possum Kingdom Lake at the top. Located 75 miles west of Fort Worth, the lake’s length – 65 miles – and its clarity thanks to a unique limestone floor – make it a rarity in the region. I led a team of designers who helped Equilibrium Resorts plan a new urban community along a nine-mile stretch of view-rich shoreline.  The international design team brought an Italianate sensibility to the planning, taking ques from century-old organic, walk-able Italian towns. Of course, all is still in keeping with the legacy of the Lone Star State.

Rosemary Beach creates unique ways to get around Town as many of the front entrances to homes are not from roads, but from pedestrian boardwalks and sand paths.  And as in any good beach town, all paths lead to the water.  With this Rosemary Beach home, the boardwalk entry leads into a private courtyard and upper living areas spill out to wrap around porches with views of the water.

This Alys Beach courtyard home puts a unique twist on how the outdoor space is used.  Most Alys Beach homes create private, more enclosed courtyards.  This courtyard fronts the public way – is separated by a low privacy wall – and uses a pool to create a more open and welcoming courtyard.
